Terms of Use

These Terms of Use govern your use of the The Cohost Company website and any reservation you make through it. By using the site or booking a stay, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the site or make a booking.

You must be at least 18 years old and able to enter into a binding contract to book a stay. The person who makes the reservation is the primary guest, must be present for the stay, and is responsible for everyone in their party following these terms and the house rules.

A reservation is confirmed once your deposit is processed and you receive a confirmation from us. All prices are in U.S. dollars and include applicable taxes and fees, which are itemized at checkout.

How payment works

• Booking more than 30 days before check-in: a 50% deposit is charged to your card when you book, and the remaining 50% balance is automatically charged to the same card before arrival, on the date shown at checkout.
• Booking within 30 days of check-in: the full amount is charged to your card when you book.
• By booking, you authorize these charges. Please keep a valid card on file so any balance can be collected.

If a balance payment cannot be collected, we will contact you to arrange payment, and we may treat the reservation as cancelled if it remains unpaid.

All bookings are final and non-refundable. Once your reservation is confirmed, cancellations, no-shows, and early departures are not eligible for a refund of any portion of the booking total. This policy is shown at checkout and in your booking confirmation, and it applies to your reservation.

If your plans change, contact us as early as possible at reservations@thecohostcompany.com — while refunds are not available, we will do our best to help where we can. Any exception is at our sole discretion and, if granted, is issued to your original payment method.

To protect the property and our neighbors, every guest agrees to:

• Stay within the maximum occupancy listed for the property
• No parties, events, or commercial activity without our written approval
• Observe quiet hours and respect neighbors and the surrounding desert
• Follow the smoking and pet policies stated for the property you book
• Treat the home and its contents with care

You are responsible for any damage beyond normal wear caused during your stay, and we may charge your payment method for repair or replacement. Serious or repeated violations may end your stay without a refund.

Check-in and checkout times are listed for each property and included in your confirmation. We send check-in instructions and access details before arrival. Please check out on time so we can prepare the home for the next guests; late checkout without prior approval may incur an additional charge.

In rare cases, such as damage, maintenance issues, or events beyond our control, we may need to change or cancel a reservation. If that happens, we will contact you promptly and offer a comparable stay where possible or a refund of amounts paid for the affected nights. This is our only responsibility to you in these circumstances.

Our homes sit in a natural, high-desert setting with features such as pools, hot tubs, fire pits, trails, uneven terrain, wildlife, intense sun, and extreme heat. You and your guests use the property and its amenities at your own risk and are responsible for the supervision of any minors. Please follow all posted safety instructions and stay hydrated.

The The Cohost Company name, logo, photography, text, and design are owned by us or our licensors and are protected by law. You may not copy, reproduce, or use them without our written permission.

The site and our properties are provided “as is.” While we work hard to keep listing details, pricing, and availability accurate, we do not warrant that the site will be error-free or uninterrupted, and we are not responsible for typographical errors. We disclaim all warranties to the fullest extent permitted by law.

To the fullest extent permitted by law, The Cohost Company and its owners and staff will not be liable for any indirect, incidental, or consequential damages arising from your use of the site or your stay. Our total liability for any claim will not exceed the total amount you paid for the reservation giving rise to the claim.

You agree to indemnify and hold harmless The Cohost Company from any claims, losses, or expenses arising out of your use of the site, your stay, or your breach of these terms or the house rules, including the conduct of anyone in your party.

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute relating to these terms or your stay will be handled in the courts located in California.

We may update these terms from time to time. When we do, we will revise the effective date above, and continued use of the site or a new booking means you accept the updated terms.
